Regular Board of Directors Meetings:
The Regular Meetings of the Board of Directors will be held quarterly,
usually on the fourth Friday of the month. All homeowners are
invited to attend. For 2008, the scheduled BoD meetings are as

Landscape Committee
Brenda Walton, Marion Newton, Scott Fawson and Mary Christ work on this committee performing weekly walk-arounds, assessing progress and making recommendations to the Board of Directors. Weekly routines have been established not only for mowing and edging, but also spraying, weeding, trimming shrubs, hedges and trees as needed. The overall the appearance of our property shows good improvement, particularly the slope west of the pool pavilion which has been changed from a barren wasteland into a landscaped slope. Be sure to go to “Photos & Webcams” to see the April 5th work done by 22 PUNA employees and 12 owners and residents, all volunteers.
Of immediate concern are two foxtail palms adjacent to the pool and hot tub, whose roots are encroaching into the pools. After a great deal of consultation with landscapers, it has been determined removal is the best solution. Alternative greenery will replace the areas where the trees stand.
Suggestions and comments regarding landscaping should be directed to either the committee or the on-site manager through email or a Maintenance Request Form. Please do not approach the PUNA employees directly – they do not need 72 of us giving them directions. Mahalo.
Maintenance Committee
Just established, Rick Wilson and Gary Hoffman serve the Board on this committee. Rick, Gary and Larry Elmore have re-surveyed the property and found a number of items known to be a problem, not having been acted upon. They will submit their report and suggested repairs to the Board on April 23, 2008.
Anyone wishing to volunteer for this committee please contact a Board member. If you have a concern, please complete a Maintenance Request Form for action.
Communications Committee
This committee will be dealing with website, newsletter and email communications for our community. Members Judy Hoffman and Tom Walton currently comprise “Communications” along with Claudia Elmore as an advisor.
The website now includes new and updated 2007 and 2008 news, minutes and documents. Also, we are going electronic in order to conserve time, effort and money. Please respond to konaseavillas@yahoo.com with your preferred email address, as well as with any comments or news suggestions.
Welcome to Sue Niemann, KSV Account Executive from Certified Management
Sue’s early career began in Southern California, working with a major national mortgage banker. Her employment started as a manager trainee and ended as Vice President of Operations, overseeing 98 branches in 38 states. She worked from home for a time while raising her children, then later worked for another nationwide lender as Operations Manager.
In 2004 she and her husband relocated to the Big Island where they have been vacationing for the past 26 years. Her vast financial and real estate background have made it an easy transition working as our Account Executive for Certified. Sue and former Account Executive Connie Vohden are working together during the transition.
Thank you Connie for all you have done for KSV this past year and welcome Sue, we look forward to working with you.
Put It In The Bin, Please:
Just a reminder that the refuse company will NOT pick up any items that are not physically
placed in the garbage dumpsters. Cardboard boxes should be broken down and placed
as flat as possible to allow as much refuse as possible to be collected in the dumpster. NO
ITEMS WHATSOEVER SHOULD BE LEFT IN THE DUMPSTER ENCLOSURE AS THESE WILL NOT BE PICKED
UP BY THE REFUSE COMPANY.
One last reminder, the dumpsters are provided for the residents of Kona Sea Villas
for RESIDENTIAL WASTE ONLY. This means non-hazardous
waste generated by living at Kona Sea Villas. Dumpsters
should not be used by persons for disposal of any type of commercial waste – even
if you live at Kona Sea Villas and are operating
a home-based business. Commercial waste should be hauled to the waste
transfer station. ALL hazardous waste should be disposed of in accordance
with County, State and Federal law.
Attention All Residents:
The Kona Sea Villas community is a neighborhood of homeowner and tenant
residents. In most cases, the difference is invisible as all residents
of Kona Sea Villas are free to enjoy our beautiful Kona home. However,
one difference concerns the management of renter’s units. Owners
who rent their apartment are required to either be available on-island
to answer tenant inquiries, or they are required to use an on-island property
management company to address tenant inquiries.
The Association’s On-Site Managers, Larry and Claudia, are available
to assist ALL residents with issues concerning the common areas, such
as the gates, pools and grounds. However, only owners and/or their
on-island property management companies are responsible for responding
to tenant’s requests for maintenance to their individual apartments. Rental
residents should NOT contact Larry and Claudia concerning maintenance
items unique to their apartment. The only exception to this is in the
case where a situation could damage or affect the common elements or another
apartment, such as a water leak or electrical problem.
Pupu Potlucks – 1st Tuesday Each Month:
One of the best ways to get to know your hoalaunas (neighbors) here
at Kona Sea Villas, is to come to one of the Pupu Potlucks held on the first
Tuesday of each month at the Pool Pavilion. Bring a Pupu to share, your own
table service, and a beverage in a non-breakable container. The fun begins
at 6:00 P.M. and is open
to all residents and owners. Many thanks to Marion
Newton and others for organizing this event.
Pool Event Registration:
In order to make sure that the pool, spa and recreational
facilities are available to residents as much as possible, it is important
that all owners or residents who plan on having an event at the pool facilities
pre-register with Claudia at the office and pay a small refundable deposit
for cleaning. The Association reserves the right to ask unregistered parties
to leave the pool premises immediately, so please do yourself, your guests
and your neighbors a big favor by pre-registering and reserving your event
with the office.
On-Island Property Managers and Apartment Rentals:
To protect your and your neighbor's investment at
Kona Sea Villas, the Association By-laws specify that an On-Island Property
Manager must be employed by the owner in two specific circumstances:
- If the unit will be unoccupied for a period greater than 30 days; or
- If the unit is rented or leased to tenants
The On-Island Property manager's name and contact information should be
registered with the office. Also, just as a reminder to Owners
who rent their property to tenants - in order to be considerate of your neighbors,
the KSV Bylaws and Hawaii County zoning ordinances prescribe rental periods
of no less than 30 days.
